1. What is EZ Premium?

EZ Premium is a secured long-term loan of ₹15,00,000 to ₹25,00,000 offered against residential, commercial, or mixed-use property. It’s ideal for borrowers seeking substantial funding for business expansion, debt consolidation, education, or personal use, while using their owned property as collateral.

  • Minimum Tenure: 84 months
  • Maximum Tenure: 120 months (Approval required beyond 84 months)
  • Interest Rate: 21% – 23% p.a. (Reducing Balance)

Note: 10-year tenure applies only if the loan amount is more than ₹10 lakh.

You can borrow between ₹15,00,000 to ₹25,00,000, based on income eligibility, collateral value, and documentation model.

Eligible applicants include:

  • Salaried individuals (with banked or cash salaries)
  • Self-employed business owners or professionals
  • Individuals with additional verifiable income sources


Not eligible:

  • Daily labourers
  • Temporary workers
  • Irregular or informal employees
  • Individuals paid entirely in kind (goods/services)
  • NRI income earners (Middle East NRI income like Dubai is not considered; exceptions only with credit approval)
  • Primary Income: Salary (banked or cash), self-employment, business income
  • Additional Income:
    • Rental income:
      • 80% if credited in bank
      • 50% if received in cash
    • Pension: 50% considered (cannot be sole income)
    • Agricultural income:
      • 0% if verified via Form J & bank credit
      • Up to 30% allowed with deviation (considered sacrosanct)
    • Up to 4 incomes can be clubbed (EZ Premium allows 3–4 income profiles)

For Salaried Applicants:

  • Latest 3 months’ salary slips
  • Bank statement showing salary credit


For Self-Employed Applicants:

  • Cash flow analysis based on credit team inputs (PD, TVR, or kuccha records)
  • Business continuity proof
  • FOIR (Fixed Obligation to Income Ratio) is capped at 50%
  • FOIR is calculated on total income, no household expenses are deducted
  • FOIR bands:
    • ₹20,000 income – 30%
    • ₹30,000 income – 40%
    • Above ₹30,000 – 50%

If multiple income types (salary + business), FOIR is calculated based on the major income stream.

  • SORP/SOCP built-up properties only (Vacant plots not allowed)

  • Income clubbing allowed for up to 4 members, including spouse, parents, or adult children.
  • Self-employed: Minimum 2 years in business
  • Bank salaried: At least 1 year of banked salary, 2 years work experience
  • Cash salaried: Minimum 1-month salary vintage, 2 years work experience

No. NRI income, especially from the Middle East (e.g., Dubai), is not considered for EZ Premium. Only exceptions allowed with proper credit team deviation approval.

  • Business premises and property must be within 50 km of the nearest EZ Capital branch.

  • Any deviation must be approved via deviation matrix

Yes. BT Eligibility Requirements:

  • All existing loan parties must be part of the new structure
  • Minimum 9-month repayment track record (via bank/statement)
  • Letter of Documents (LOD) from current lender listing originals vs. photocopies
  • Signed affidavit promising to submit original property documents within 20 days
  • EZ Capital legal team will assist in safely collecting documents
  • EMIs under 9 months old are not counted in obligation
  • Combined outstanding exposure over ₹30,000 is considered an obligation

Yes. Loan protection insurance is mandatory for the full tenure of the loan. Exemptions can only be approved by BH/COO/CEO on a case-by-case basis.
